Acquired by Kensington in 2001, this Class “A” specialty shopping center was positioned in a strong commercial market. The investment team saw great potential in this 56,617-square-foot property surrounded by a robust local retail market with a county-low 1.8% vacancy rate; extensive residential development; and just minutes away from John Wayne Orange County Airport. The strong regional expertise of the management and leasing teams enabled Kensington to identify the property’s weaknesses and act quickly to reposition the center. A primary focus was to dramatically increase the center’s visibility and safety, thus a $1 million façade upgrade was conducted. The brokerage team pursued high-profile tenants to complement the existing retailers, including a regional restaurant which opened its first Southern California location at Jamboree Promenade and served as a catalyst to take the center from 38.5% vacancy to 100% leased by its sale. The property was sold in 2003.
