Rolling Ridge Plaza and Southridge Plaza were acquired by Kensington as a two-property portfolio owned by residential developer who was not active in the commercial real estate market. Both grocery-anchored centers were developed in anticipation of the surrounding residential developments, but were not being proactively managed or aggressively leased. In less than four years the Kensington team upgraded the tenant mix of each center and implemented a façade enhancement. Additionally, a free-standing McDonald’s pad was developed at the Southridge Plaza site to increase its GLA to 119,000 square feet. The properties were sold individually to a private and institutional buyer, respectively.
